SUMMARY BENEFITS

Economic Benefits

  • The delivery and occupation of new homes will generate economic benefits during both construction and the longer-term operational phase.
  • Construction will create jobs and support the supply chain through demand for labour, materials and services. It will also increase local spending, both directly through the development and indirectly through expenditure by those employed on the project.
  • In the longer term, high-quality housing will support the local economy and help existing businesses grow.

Open space

  • Providing residents and the wider community with access to attractive green open spaces is a key priority.
  • The proposed outline layout includes several open green spaces, including a new playground within the central green area.  Smaller pockets of green space are proposed around the significant TPO trees, creating a green network of open spaces extending to the north and south and complemented by additional new tree and hedge planting.
  • A series of Sustainable Urban Drainage Systems (SuDS) features will be integrated into the layout.

 Sustainability

  • At the detailed design stage, the development will adopt a fabric-first approach to improve the homes’ thermal performance and energy efficiency. Every home will include EV charging and energy- and water-efficient appliances. In line with current Building Regulations, homes will also be fitted with air-source heat pumps or solar panels.
  • The buildings will create an attractive, durable development that meets modern needs and makes a positive contribution to the area.

Community Facilities

  • Community Infrastructure Levy (CIL) applicable to the development will be collected by Maidstone Borough Council and used to support local infrastructure, including primary, secondary and special educational provision.
